Fieldstone Services (or its' subsidiaries) can offer a large array of services for REO properties, work out loans
and pre-foreclosure assessments. Further, we are generally familiar with many federal and banking regulations
including FIREA, Federal Fair Housing Act, HUD Title X and the American with Disabilities Act.
REO - Property Management: Fieldstone Management, LLC is an Oregon licensed property management company which can screen potential tenants, collect rents,
manage complaints, pay bills and, which in addition to generating monthly reports, can email interim accounting and status requests with
very short notice.
Property Opinions: On an hourly consulting basis plus expenses (one hour minimum; expenses + 15%), we can make site condition opinion reports that
include observations of structures, mechanical systems, landscaping, neighborhood and potential compliance risks, however such findings
and opinions are not based upon or to be deemed as a professional, structural, legal or environmental assessment but they will be based
upon 35 years of real estate experience.
Consulting: Let our extensive background in property development, construction and ownership work for you. In addition to Property Opinion Reports,
we can review leases for content, conformance, obtain estoppel certificates and interface as the bank's agent during exercise of assignment.
Construction Services: Most construction tasks sought without the benefit of detailed plans and specifications raise the specter of unknown and unexpected
conditions thus "bids" will typically include an additional risk premium to allow for those conditions. The tasks set forth below through a
related entity are charged on a "time and materials" basis but a maximum price "not to exceed" for time charges may be negotiable. Material
charges will be based upon cost plus 15% though "time" is not usually charged for their acquisition. A mileage charge may be imputed for
job locations 15 miles or further from Bend, Oregon.
